01 / Service modules

Four fixed-scope modules, agreed in writing before the first viewing.

Each module states what is delivered and where the work stops. Shortlists are compared on identical terms, and any extra request is quoted separately in the engagement letter.

  1. 01

    Location analysis Indicative, dated

Map-measured walking minutes to a school, a clinic, and a supermarket, plus the district median price per square metre with the date it was calculated.

    • Transit and daily-errand access note
    • Same-week district median comparison

BoundaryIndicative figures only. No valuation, no forecast, no legal opinion on the district.

  2. 02

    Viewing coordination Three per shortlist

Three viewings per shortlist arranged in one schedule, with a named coordinator and each slot confirmed in writing before you travel.

    • One coordinator for the whole shortlist
    • Slot confirmation with address and access note

BoundaryExtra viewings are quoted separately. Rescheduling needs 12 hours' notice.

  3. 03

    Documentation review Eight documents

An eight-document checklist checked against the seller's file, each item marked verified, in review, or missing on the date it was examined.

    • Ownership, permits, and encumbrances grouped
    • Written open-questions list for your own lawyer

BoundaryWe do not certify title and do not replace a lawyer or notary. Full review scope.

  4. 04

    Transaction support Buyer side

Coordination from accepted offer to handover, with a named owner for each stage and a written record of what was completed and when.

    • Stage list with the responsible party
    • Deposit and payment sequence note

BoundaryBuyer-side only. No seller representation, no escrow, no tax advice.

Module fees are published in the fees section of the home page and confirmed in the engagement letter before work begins. See published fees or send a shortlist for scoping.

02 Documents

Eight documents, three states, one dated record

Every apartment on your shortlist goes through the same list, in the same order. Each line lands in the comparison row with the date it was checked, so you can see what changed between two viewings.

Ownership and title

  1. State Register extract on ownership rightsOrdered by us; register entry date recorded
  2. Title document: purchase agreement, gift or inheritance certificateCopy checked against the register extract
  3. Seller identity and authority to sellPower of attorney checked where a third party signs

Building and permits

  1. Technical passport of the apartmentBureau of Technical Inventory issue, date noted
  2. Building commissioning documentationChecked against the declared year of completion
  3. Land plot or common property share documentsApplies to houses and shared plots only

Encumbrances and debts

  1. Encumbrance, lien and mortgage register searchSearch run on the day the shortlist is compared
  2. Utility debt and registered-resident statementStatement requested from the building office

Three status states

  • Verified Document seen, copy on file, entry dated.
  • In review Requested or received, not yet checked.
  • Missing Not produced by the seller at the last check.

The review stops at these eight items. Structural inspection, tax advice and court representation stay with your own specialist; the full boundary is set out in scope limits. Add a viewing slot with the checklist attached through the shortlist form.

04 / Limits

What this service is not

This scope is fixed and stated in the engagement letter before any work starts. Anything outside it is arranged separately, in writing, with the right specialist.

  • Not legal advice

We are an agency, not a law firm. Document review checks completeness, dates and consistency against the register extract. It does not interpret title, and it does not replace advice from your own lawyer.

  • No valuation

We do not issue valuations. Price per square metre and district medians are dated comparisons of asking prices, calculated on the day shown. They are not a market valuation and not a forecast of resale value.

  • No purchase promise

We cannot promise a purchase. Availability, seller terms and registration timing rest with third parties. What we commit to is a documented process and clear answers, not a signed deal.

  • Owner-side work

We act for buyers only. Marketing, listing and sale mandates for owners fall outside this scope and are quoted separately on request.

See the full checklist under document review, or ask a coordinator where a specific case falls.

05 Shortlist request

Send one brief, receive a comparable shortlist

Tell us the district, the budget and the move-in window. You receive up to five apartments scored on the same eight fields, each with a dated location note and a document status line.

  • District, total price, price per square metre and document state scored on one day.
  • Document review scope agreed in writing before any viewing is booked.
  • Buyer-side fees confirmed in an engagement letter before work begins.
